HOW IT GOES

No surprises after the handshake

The same four steps whether it's a 30×50 shop or a 12,000 sf retail shell. You always know what happens next, what it costs, and who owns the schedule.

01

Site walk

We look at access, drainage, utilities, setbacks, and what the county will actually allow before quoting anything. Bring the parcel number if you have it.

02

Scope & number

A line-item proposal with allowances written out, so you can see what's assumed. Fixed scope and price before we break ground — or a written contingency if the set isn't complete.

03

Build

One superintendent owns your job start to finish. Weekly photo updates and a live schedule. Change orders in writing, priced before work starts.

04

Close out

Punch list, warranty documents, as-builts where they apply, and a walk-through before final payment. We don't disappear after the last draw.

Lead time

Most spring starts need a conversation in the fall. We'll tell you the honest slot, not the optimistic one.

Your plans or ours

We'll build from your architect's set after a constructability review, or bring our own design-build team.

What we won't do

We won't low-ball a number to win the job and make it up in extras. If we're not the right fit, we'll say so the same day.
